Aberdeen property fund Sweden has a balanced, well-diversified actively managed profile, and is structured as an open fund with the objective of achieving a volume of SEK 2 - 5 bn of total assets over time through regular new issues. This fund is targeted at Swedish and international investors that want the benefits of effective diversification and active management of their real estate exposure.
“The purpose of this Fund is to offer broad exposure to the Swedish property market for investors that want effective diversification of their overall asset portfolios,” reports Jan Sööder, Managing Director of Aberdeen Property Investors Sweden.
Aberdeen Property Fund Sweden is the latest in a series of real estate investment products the company is launching and managing. Its return target is to outperform the SFI/IPD’s (Swedish property index) annual total return on standing investments by adopting an efficient allocation strategy (core plus) combined with the active management and careful selection of investment targets.
“Based on Aberdeen’s forecast of the SFI/IPD for the next five years, the Fund should generate a 16 - 20% annual return on equity, corresponding to un-leveraged total returns of 9.5 - 10.5%,” adds Bertil Nilsson, Aberdeen Property Fund Sweden’s Fund Executive.
